About the Transition Team
History - Home page posting November 2003

"The Runaway Bay Homeowner's Association is currently controlled by River Oaks Investment Company and will transition to property owner control within a few months.  The property at Runaway Bay is well over 90% sold, so it is just a matter of time before we will be approached by River Oaks Investment Company to take over the Runaway Bay Homeowners Association. On November 1, 2003, a adhoc group of Runaway Bay home owners and property owners met to begin discussing and planning for taking over the Association from River Oaks. Those who attended the meeting believe that it is in the property owners best interest to begin communicating with River Oaks and to begin taking over some of the functions of the Association as soon as possible. Several speakers from other homeowner associations and community associations provided a lot of information and insight to the challenges that lay ahead for us in taking over the Homeowners Association from the developer. Consequently, a Transition Advisory Committee was established.  The Committee will soon begin communicating with River Oaks."

The Transition Advisory Committee solicits your support and suggestions.

Our goal is to insure a complete and accurate transfer of control of information to the property owners.  After the transition, a Board of Directors will be elected by the property owners.  The Board will adopt goals which will likely include the following:

Operate the Association in the best interests of its members.
Exercise its fiduciary responsibilty to the Association in all decisions.
Manage and preserve the community's common area property and all of its improvements.
Respectfully apply the community's guidelines and governing documents for the benefit of the community as a whole in order to maintain the quality of the community.
Offer services sought by its members.
Conduct community events for the enjoyment of the membership and to foster friendships within the community.
Establish relationships between the members, area organizations, and our neighboring Associations which collectively will establish and maintain a sense of community that sets Runaway Bay apart from other communities.

The following residents and property owners have volunteered to serve on the Committee:

Roger Winters, President, Lynch Station, Va.

Mike Lobue, Vice President, Lynch Station, Va.
